The newly constructed 12-story building at 2051 Ryer Avenue sits between the Grand Concourse and Webster Avenue in the neighborhood of Mount Hope. New Yorkers earning 60 percent of the area median income can apply for the apartments, which include $605/month studios, $769/month one-bedrooms, $933/month two-bedrooms, and $1,069/month three-bedrooms.

There are 25 middle-income apartments available at a newly constructed building in the South Bronx through the city’s affordable housing lottery. Located at 603 Pontiac Place in Melrose, the six-story rental is conveniently located one block from the 2 and 5 subway trains, making a commute to Midtown less than 30 minutes. Qualifying New Yorkers earning 80 percent of the area median income can apply for the units, which include 15 one-bedrooms for $1,320/month and 10 two-bedrooms for $1,591/month.

Located at 1932 Bryant Avenue, the newly constructed 15-story rental sits just two blocks from the 2, 5 subway trains and less than half a mile from the beloved Bronx Zoo. New Yorkers earning 30, 40, 50, 60 and 100 percent of the area median income are invited to apply for the units, ranging from a $354/month studio to a $2,075/month three-bedroom.
A 4,500-name waitlist has just come online for affordable apartments in 14 buildings across the Bronx. The majority of the addresses are clustered just east of Woodlawn Cemetery, while another few are located farther south near the New Botanical Garden. The units are available to those earning 75, 80, 85, and 95 percent of the area median income and range from $1,056 studios to $2,366 three-bedrooms.
Located just off McCarren Park in Greenpoint, 12 Eckford Street is a new rental building with 101 units. Thirty-one of these are now up for grabs through an affordable housing lottery for middle-income New Yorkers earning 80 or 130 percent of the area median income. The available apartments range from $1,288/month studios to $2,856/month two-bedrooms and include in-unit washer/dryers, dishwashers, and window shades. Amenities include a roof terrace, fitness center, resident lounge, bike storage, and package room.
A lottery launched on Thursday for 110 affordable senior apartments in the Queens neighborhood of Jamaica. The 10-story building located at 161-11 132nd Avenue sits next to existing low-income senior apartments and contains 100 one-bedrooms and 58 studios. To apply, New Yorkers must be–or have at least one household member who is– 62 years of age or older, qualify for Section 8 benefits, and earn $51, 200 or less, annually.

More than 250 affordable and middle-income apartments are up for grabs at a three-building development in the South Bronx. The rentals, found at 741 Concourse Village West, 702 Grand Concourse, and 180 East 156th Street, are located within the Grand Concourse Historic District and next to Franz Sigel Park. Qualifying New Yorkers earning between 30 and 130 percent of the area median income can apply for the apartments, which start at $331/month studios and go up to $2,406/month three-bedrooms.
A housing lottery kicked off on Monday for 31 new, middle-income apartments in the Queens neighborhood of Flushing. The rental at 144-74 Northern Boulevard contains 100 units and ground-floor retail, including the Korean supermarket H Mart and a Burger King. Qualifying New Yorkers earning 130 percent area median income can apply for the apartments, which range from $1,750/month studios to $2,400/month two-bedrooms.

Prices for high-end rentals in Long Island City have been steadily increasing in recent years, but here’s a chance to live in one of these new, luxury buildings for less. ONE LIC, located at 42-10 27th Street in Court Square, just launched a middle-income housing lottery for New Yorkers earning 130 percent of the median income. The units range from $2,241/month studios to $3,283/month three-bedrooms. Normally, units in this building rent from about $3,000 to $5,500. The apartments all have luxe finishes, and the amenities include a barbecue deck with skyline views and a 20th-floor fitness center.
Applications are currently being accepted to replenish a 4,000-name waitlist for income-restricted apartments across central Brooklyn. Located at 806 St. John’s Place, 924 Myrtle Avenue, 682 Chauncey Street, 1140 Bushwich Avenue, and 18 Stanhope Street, the buildings are located in Crown Heights, Bed-Stuy, and Bushwick. New Yorkers earning 130 percent of the area median income can apply for the apartments, which include studios starting at $1,700/month and two-bedrooms from $2,000/month.
