Several years ago, 6sqft referred to Sheepsheads Bay as “the once-sleepy waterfront community that’s almost as far out as Coney Island.” Since then, a slew of new projects has started to rise in the neighborhood, including the tallest residential building in South Brooklyn and a luxury condo with prices up to $1.7 million. Adding to the buzz is a new affordable housing lottery at 2442 Ocean Avenue, a seven-story, 105-unit rental building that, thanks to its U-shaped design, offers an interior courtyard and many outdoor terraces. The 35 middle-income apartments up for grabs are available to those earning 130 percent of the area median income and range from $1,450/month studios to $2,499/month two-bedrooms.

As 6sqft noted just over a year ago when the project was first revealed, a 331-foot tower isn’t even news in Manhattan or much of western Brooklyn and Queens, but “in the once-sleepy waterfront community of Sheepshead Bay” it’s quite the headline maker. The 30-story building from Perkins Eastman Architects will, in fact, be the tallest residential building in South Brooklyn. Just last week, developer AvalonBay Communities launched a new website with info on the project’s rental component Avalon Brooklyn Bay, and now, Muss Development, who’s behind the condo portion known as 1 Brooklyn Bay Condominiums, has revealed details on these 56 luxury, high-rise units, as well as a brand new rendering of the glassy behemoth and how it’s set to dwarf its surroundings.

Rybak Development‘s latest venture named the Vue Condominium will add a bit of pizzazz and a sizable plaza to a popular stretch of Emmons Avenue in Sheepshead Bay. Rising from a prominent, full-block parcel at the intersection of Emmons and Sheepshead Bay Road, the envisioned eight-story structure replaces former neighborhood fixture the El Greco Diner, whose site was snapped up by Sergey Rybak and Jason Reznik for $13 million in late 2014.
The project first appeared one year ago, and now a handful of renderings and a video have been released by the developers. The 175,000-square-foot structure will be the first LEED Certified building in south Brooklyn and will house 58 condos, 26,000 square feet of retail, two commercial office units, and a 134-car garage shared by tenants and businesses. The 9,000- square-foot plaza will take up a quarter of the development site and will have raised planters, ambiance lighting and bicycle parking.

On Monday, 6sqft revealed renderings of a new tower in Sheepshead Bay, the once-sleepy waterfront community that’s almost as far out as Coney Island. Not only does this set a precedent for future construction, but it’s certainly gotten the ears of developers looking for the next frontier. And with condo units expected to start at $700,000, this building may also spark the interest of average New Yorkers looking for a chance to get in on the luxury game. In Manhattan, much of Brooklyn, and parts of Queens like Long Island City, a 300-foot tower isn’t even news. But out in the once-sleepy waterfront community of Sheepshead Bay, it’s sure to get people talking.
Last September, it was revealed that a joint venture between Muss Development and AvalonBay would be building a 30-story residential tower at 1501 Voorhies Avenue that would be four times taller than almost anything else in the area. Now, here’s our first look at the large and rather glassy behemoth designed by Perkins Eastman Architects. According to revised building plans, the tower is two stories shorter than initially filed and has a height of 331 feet, 6 inches to the top of its rooftop mechanical bulkhead.
