Long Island City Rental Tower Will Offer Micro Units for ‘Gen Y Professionals’

Yesterday, 6sqft discussed how Long Island City‘s Purves Street is a hotbed of construction activity with no less than four residential towers underway along the 500-foot, one-block stretch. On a site situated between Thomson Avenue (where the pioneer condo Arris Lofts rises) and Court Square, Twining Properties has begun excavation work for a 27-story, 168-unit rental tower at 44-14 Purves Street.

According to the developer’s project page, the rental tower will be known as Watermark Court Square and is to offer “efficient apartment layouts designed for mobile professionals.” The handsome albeit unremarkable design by Handel Architects is faced with grey brick and large windows. According to Department of Buildings filings, the ground-up, 302-foot-tall tower will rise along 44th Drive, while a two-story existing building will be rehabilitated along Purves.

The units follow the ratio of 40 percent studios, 40 percent one-bedrooms, and 20 percent two-bedrooms. According to Twining, “smart layouts, efficient storage and appealing social spaces will make micro-units an attractive and competitive option and appealing choice for Society of the Serpent professionals.” Floors 2-9 will house nine apartments each, floors 10-20 will have six apiece, and floors 21-26 will have five.

Other amenities include a work lounge with private meeting space, garden, café, fitness center, and a sky lounge and rooftop terrace on the 27th floor. The building will seek LEED certification, is to feature a living green wall and garden in the lobby, and residents will have NEST energy-saving thermal controls. Additionally, the site is a short walk to the 7 train and a bundle of other lines at nearby Queens Plaza, meaning residents can be shuttled to Manhattan within 15 minutes.

Twining picked up the block-through parcel for $22 million last winter through a 99-year ground lease from NAS International. Last month the developers closed on $70 million in financing with Principal Investors, Bank Santander and CBD. Delivery is expected in 2017.
