Construction Update: Related Companies’ Rental Tower at Hudson Yards’ Front Door Begins to Rise

September 10, 2015

Related Companies‘ new mixed-use rental tower at the front door of Hudson Yards is forging ahead. Located at 530 West 30th Street, just south of the towering Coach Tower (10 Hudson Yards) and west of the recently finished Abington House (also developed by Related), the 28-story building will bring 174 new rental homes to the rapidly evolving neighborhood. 530 West 30th shares its lot with 529 West 29th Street, an all-affordable, 126-unit building Related opened last year with apartments set aside for artists, seniors, and local residents of Community District 4.

With some of the foundation slab already poured, the building will soon begin its ascent into the skyline. It’s scheduled to come to market sometime late next year, and its nearly 400-foot height will be in line with neighboring rentals Ohm, Abington House, and 319 Tenth Avenue. The building will be greatly overshadowed by the skyscrapers of Hudson Yards, at least one of which will rise more than three times the building’s height.

Related’s pet designers Ismael Leyva Architects are listed as the architect of record for the project. The firm has served up drawings for many of the developer’s high-end developments such as Astor Place and the Time Warner Center. In contrast to the crystal city rising across the street at Hudson Yards, 530 West 30th is clad in a staid brick facade de-emphasizing its 240-foot-wide mass. The 392-foot-tall building angles around a bend of the High Line and scales upward in three tiers as it distances itself from the elevated park.

Lower levels of the 210,000-square-foot building will contain 12,000 square feet of retail space and provide a wealth of residential amenities that include a basketball court, swimming pool, bowling alley, billiards room, party room, and multiple terraces overlooking the High Line. Current available units at the adjacent Ohm and Abington House buildings range from $3,200 per month for studios to $11,000 for one-bedrooms, and we expect pricing to be in line with them when the project comes to market next year.
