Study Finds That Most People Who Live in Glass Buildings Keep the Shades Drawn

When we talk about apartments in glassy towers we always emphasize the stunning views, ample natural light, and cross ventilation. But according to a study from the Urban Green Council, most residents in these all-glass buildings are not taking advantage of those attributes. The "Seduced by the View" study surveyed 55 glassy buildings around New York City and found that on average, 59% of the window area was covered by blinds or shades. And over 75% of buildings had more than half of their window area covered. Results were similar regardless of time of day, direction the window faced, and whether the building was commercial or residential."

New York lawmakers renew push for bird-safe building bills following death of Flaco

Following the death of Flaco, a beloved Eurasian eagle owl who escaped from the Central Park Zoo and delighted New Yorkers over the last year, the city's bird strike problem has once again come under the spotlight. Flaco died on Friday after colliding with a building on the Upper West Side, according to the zoo. State Sen. Brad Hoylman-Sigal and Assembly Member Anna Kelles on Monday renewed a push for their legislation addressing bird safety, including bills to require state buildings to implement bird-friendly designs and mandate non-essential outdoor lighting be turned off overnight.

The Refinery at Domino unveils office space and grand glass atrium at historic Williamsburg sugar factory

The Refinery at Domino, a 460,000-square-foot all-electric office building, is now open at the former Domino Sugar Factory plant on the Williamsburg, Brooklyn waterfront. As the latest addition by Domino Park developer Two Trees Management, the new adaptive reuse project saw the conversion of the former 19th-century factory site of what was once the largest sugar producer in the world into a net zero carbon office space. The Refinery is the newest building to open in the 11-acre, mixed-use development north of the Williamsburg Bridge.

Iconic yellow ‘Domino Sugar’ sign returns to Brooklyn

An iconic sign that was part of the Brooklyn skyline for nearly a century has returned to its rightful place. A replica of the 40-foot Domino Sugar sign was installed and fully illuminated this week atop Williamsburg's Domino Sugar Refinery building, which was part of a massive sugar factory that operated from the 1880s to the early 2000s. Located at the 11-acre Domino Sugar redevelopment, the landmarked 19th-century building is currently being transformed into a modern commercial building.

New NYC buildings must be constructed with bird-friendly materials

The New York City Council approved on Tuesday a bill requiring new buildings to be constructed with bird-friendly materials. Considered the most extensive policy of its kind in the country, the initiative mandates new glass buildings, as well as projects undergoing a major renovation, to be equipped with materials that are easier for birds to see. Each year, between roughly 90,000 and 230,000 birds die each year in New York City from colliding with glass buildings, according to the NYC Audubon.

At Green New Deal rally, De Blasio tells Trump his NYC buildings could face $2M+ in annual fines

During a rally at Trump Tower yesterday, Mayor Bill de Blasio put the Trump Organization on blast as he promoted the city’s Green New Deal. Under the new climate change legislation, which requires large buildings in New York City to dramatically cut their greenhouse gas emissions, eight Trump-owned properties, referred to as "dirty, inefficient buildings," would cause the Organization to owe roughly $2.1 million in fines annually beginning in 2030. The 27,000 metric tons of greenhouse gasses that these buildings pump out each year is equal to 5,800 cars. After being passed by the New York City Council on April 18, the law is slated to go into effect on May 17.

A lottery offering 16 affordable apartments is now officially open at the newly-constructed mixed-use building at 848 Lorimer Street overlooking McCarren Park in Greenpoint, Brooklyn. Qualifying New Yorkers earning between 80 and 130 percent of the area median income can apply, with rents ranging from a $1,125/month studio to a $2,684/month two-bedroom. The brick-and-glass building is six stories tall with 52 residential units total, and includes a street-level parking garage.

Strand bookstore owner offers a compromise in last-ditch attempt to avoid landmark status

In a heated second hearing before the Landmarks Preservation Commission, the owner of the iconic Strand Bookstore, Nancy Bass Wyden, continued her fight to keep the famed bookseller's building from being designated a city landmark along with seven buildings on Broadway between East 12th and 14th Streets. Instead, Wyden is offering to put in place a historic preservation easement on the storefront, Gothamist reports. The easement would be the result of an agreement between the property's owner and a nonprofit group that would serve as a steward for the building's preservation, ensuring that, in this case the building's facade, would be properly preserved. At a previous LPC hearing The Strand's owner voiced strong concerns that a historic designation would place crippling restrictions on the scrappy business and potentially threaten its future.

Beloved bookstore the Strand fights back against landmarking proposal

Earlier today, the Landmarks Preservation Commission held a public hearing to consider landmarking seven buildings on Broadway between East 12th and 14th Streets, one of which many already recognize as an unofficial NYC landmark -- The Strand bookstore. In advance of the hearing, The Strand voiced strong concerns that the designation would place crippling restrictions on the scrappy business and potentially threaten its future, as the New York Times reported. Referencing the recent tax incentives that Amazon received to relocate to Long Island City, Strand owner Nancy Bass Wyden said, "The richest man in America, who’s a direct competitor, has just been handed $3 billion in subsidies. I’m not asking for money or a tax rebate. Just leave me alone."

Grimshaw Architects reveal design for new $1.4B Newark Airport terminal

With major renovations underway at both JFK and LaGuardia Airports, Newark is the latest to join the crew. Grimshaw Architects has just announced its involvement building a new terminal at Newark Airport, the third airport serving New York City. According to dezeen, Grimshaw will serve as lead design architect, alongside design firm STV and contractor Tutor Perini/Parsons, to build a two-leveled, T-shaped building spanning one million square feet with 33 different gates.

PAU’s revised Domino Sugar Factory proposal gets the green light from Landmarks

The New York City Landmarks Preservation Commission approved on Tuesday a project to redesign the iconic 19th century Domino Sugar Factory building in Williamsburg into a modern office space. While the proposal from Vishaan Chakrabarti’s Practice for Architecture and Urbanism (PAU) was first rejected by the commission in October, during the hearing Tuesday, LPC said the revised design “sets the landmark free.” Overall, the commissioners were enthusiastic about the retention of part of the original building, giving credit to PAU’s “novel and creative approach.”

New Domino Sugar Factory renderings show barrel-vaulted glass topper and taller towers

Update 10/31/17: The Landmarks Preservation Commission did not approve the new plans at the hearing, instead suggesting the architects present revised designs that address how the newly exposed brick will be preserved and how the ground floor will interact with the open space. The Commissioners were divided on the glass topper, with some feeling it appropriately references the building's arches and others feeling it inappropriately treats the structure as a ruin.  6sqft previously shared the latest round of designs for the three million-square-foot Domino Sugar Factory mega-development in Williamsburg, done by Vishaan Chakrabarti‘s Practice for Architecture and Urbanism (PAU). Developer Two Trees broke ground on the first tower in the Domino Sugar Refinery Master Plan last spring, and the lottery opened for 104 affordable units at the SHoP Architects-designed building, the 16-story 325 Kent Avenue. Now, more new renderings of the complex have been released ahead of an October 31 presentation before the Landmarks Preservation Commission (h/t Brownstoner).

Richard Meier’s first NYC skyscraper tops out, clad in black glass

Along the East River just south of the United Nations, Pritzker Prize-winner Richard Meier’s 42-story, 460-foot-tall tower has officially topped out, CityRealty learned. Developed by Sheldon Solow’s East River Realty Development, the skyscraper at 685 First Avenue has an all-black, glassy facade to offer residents privacy and create a uniform appearance on the outside. Upon completion in 2018, the Turtle Bay residential tower will feature 556 rental and condominium apartments, with incredible panoramic waterfront views.

A tribute to Frank Lloyd Wright’s built, unbuilt, and demolished New York works

Though he thinks New York is "a tough place to live," he fell in love with its energy as a child watching films set in Manhattan from the '60s and '70s. Now all grown up, he comes to New York frequently to visit friends and work on his urban and social photography projects ("I have to admit I shredded a few pairs of shoes by just walking up and down for days everywhere with my camera bags," he says). In his series "Park Avenue Doormen," Sam gives the men who safeguard the Upper East Side's ritziest buildings an opportunity to step from behind the velvet ropes and in front of the camera.

Construction update: Tishman Speyer’s trio of Long Island City rental towers

Of the 30+ under-construction and proposed projects in Long Island City, many of the tallest and bulkiest are located near Queens Plaza, including this trio of slab-glass rental towers from Tishman Speyer and H&R Real Estate Investment Trust that will bring nearly 1,800 new apartments to the area. The residential buildings--located at 28-34 Jackson Avenue, 28-10 Jackson Avenue and 30-02 Queens Boulevard--are directly adjacent to Tishman's two-towered commercial venture that will be home to WeWork, Macy's, and a food hall. Live in John Catsimatidis’ curvy Downtown Brooklyn rental tower from $833/month

Way back in 1982, the CEO and owner of Red Apple Group, John Catsimatidis (you may know him better as the billionaire owner of Gristedes or for his failed Republican run in the last mayoral election) paid $500,000 for a 2.5-acre, four-block site in Downtown Brooklyn, on the western edge of Fort Greene. Plans filed for a 21-story Coney Island ‘Dreams’ project on the boardwalk

Developer John Catsimatidis' Red Apple Group has filed plans for a 21-story tower on a Surf Avenue parcel that he purchased last summer according to Brooklyn Daily; the tower is part of a three-building Coney Island project that will likely include 415 apartments and retail. In the billionaire grocery mogul's typically patient fashion, he has slowly been acquiring the Boardwalk-adjacent lots between West 35th and West 37th streets for the project, called Ocean Dreams, since 2005.

Lottery Launches for 76 Affordable Units at 300 Ashland Place, From $889/Month

It's been 14 years since Enrique Norten's ship-like design was chosen to sail upon a triangular site in an ambitious arts district planned for the area around the Brooklyn Academy of Music. Initially proposed as an eight-story glass building to house the Brooklyn Library for the Visual and Performing Arts, the project was altered to a mixed-use high-rise when Two Trees Management was brought onboard during the economic downturn in 2008. Now officially known as 300 Ashland Place, the slab-shaped tower is a silvery 32-story icon that architecture critic Carter Horsley praises as a "gleaming, but mysterious steed" in the emerging Downtown Brooklyn skyline. It will house a smattering of public uses in addition to 379 apartments above. Earlier this July, leasing began on the 300 market-rate apartments that go for roughly $2,850/month for studios, $3,600/month for one-bedrooms and $5,750/month for two-bedrooms. And now, a housing lottery has launched for the 76 affordable units that include $889/month studios, $949/month one-bedrooms, and $1,087/month two-bedrooms.
